Teacher Next Door Program

What is it?  HUD designed this program to encourage teachers to buy homes in low to moderate-income areas.

Who is eligible?  Those who work full-time for a public school, private school, or federal, state, county, or city educational agency as a state-certified, classroom teacher or administrator in grades K-12. You must be in good standing with your employer

How do I sign up?   Your employer must certify that you are a full-time teacher or school administrator. You don't have to be a first-time home buyer to participate. However, you cannot own any other home at the time you close on your TND home. You must agree to live in the HUD home as your only residence for 3-years after you move into it. TND property is listed and sold exclusively over the internet. http://www.hud.gov

American Dream Down-Payment Assistance Act (ADDI)

What is it?  The American Dream Down-payment Assistance Act authorizes up to $200 million annually for fiscal years 2004 - 2007. ADDI will provide funds to all fifty states and to local participating jurisdictions that have a population of at least 150,000 or will receive an allocation of at least $50,000 under the ADDI formula.

Who is eligible?  To be eligible for ADDI assistance, individuals must be first-time home buyers interested in purchasing single family housing. A first-time home buyer is defined as an individual and his or her spouse who have not owned a home during the three-year period prior to the purchase of a home with ADDI assistance. ADDI funds may be used to purchase one- to four- family housing, condominium unit, cooperative unit, or manufactured housing. Additionally, individuals who qualify for ADDI assistance must have incomes not exceeding 80% of area median income. HUD's H.O.M.E. Program

What is it? HOME provides formula grants to States and localities that communities use—often in partnership with local nonprofit groups—to fund a wide range of activities that build, buy, and/or rehabilitate affordable housing for rent or homeownership or provide direct rental assistance to low-income people.

Who is eligible?  The eligibility of households for HOME assistance varies with the nature of the funded activity. For rental housing and rental assistance, at least 90 percent of benefiting families must have incomes that are no more than 60 percent of the HUD-adjusted median family income for the area. In rental projects with five or more assisted units, at least 20% of the units must be occupied by families with incomes that do not exceed 50% of the HUD-adjusted median. The incomes of households receiving HUD assistance must not exceed 80 percent of the area median. HOME income limits are published each year by HUD.

Zero Down Payment Act (FHA)

What is it?  The Zero Down Payment Act eliminates the down-payment requirement for families and individuals who buy homes with Federal Housing Authority (FHA) insured mortgages. The Zero Down-payment Act would create opportunities for first-time home buyers who: do not hold enough savings for down-payments; meet FHA’s underwriting requirements; and can easily afford monthly mortgage payments.

VA Financing

What is it? VA-guaranteed manufactured home loans are made by private lenders such as finance companies. The guaranty means that VA will protect the lender against loss if the veteran or a later owner fails to repay the loan. The amount VA will guarantee is 40 percent of the loan amount or the veteran's available entitlement, up to a maximum amount of $20,000. The guaranty amount is not the same as the amount a veteran can borrow.

Who is eligible?  You are eligible for VA home loan veteran benefits if you served on active duty in the Army, Navy, Air Force, Marine Corps, or Coast Guard and were discharged under conditions other than dishonorable.
